The fall colors around Gunnison signify cooler temperatures, football games and hunting season. With holidays approaching, the Gunnison market is “steady Eddie.”

Demand remains strong and purchasers are absorbing available homes in normal marketing periods of less than six months. Prices of homes continue to rise through the third quarter in Gunnison at nearly $650,000 and surrounding rural areas at over $850,000. Condominium sales have slowed to 44 this year to date from 57 this time last year, probably due to affordability challenges with rising interest rates.

Land sales are consistent with 35 transactions year to date averaging just over $350,000.

Bluebird celebrated the opening of its permanent newly renovated office on Main Street this summer. Bluebird agents are leading the market with 33 listings, representing over $54 million in volume, half of which are luxury properties listed over $1 million. The firm has also contracted to sell the most expensive residential property in the history of the area.
