One of the first beautiful signs of spring in Gunnison, besides warming temperatures, are the crabapple tree blossoms lining Main Street. We love to see our sidewalks come to life in the sunshine under the blooms.

Commerce and transit are budding as well with the construction completion of Little Blue Creek Canyon and the two Blue Mesa Reservoir bridges.

The real estate market is steady from this time last year with light inventories and patient purchasers. Affordable workforce housing continues to be a hot topic. Western Colorado University has announced plans to build thirty-six units for faculty. Urban Villages with consultation from Gunnison River Partners is mapping out at least four hundred units on over twenty-five acres on the west side of town.

Five homes sold in the City of Gunnison in the first quarter. The new record average price of over $740,000 is fueled by high demand and only six homes available for sale. Nine homes sold in surrounding Gunnison at an average price of $936,000, with twenty-four properties still available.

Condominium and townhome sales have really jumped with twelve transactions to date averaging just over $400,000, eight more than last year. Inventory is growing with eleven units currently on the market.

Land sales are normal with eight closings so far averaging $285,000. No commercial activity to report, with ten properties available averaging $1.1 million.
