Gunnison is brimming with activity as the brand-new Gunnison library is now open to the public, several new restaurants are available to enjoy including tapas at 1880 and the smoothie bar Delektabowl. 5B’s BBQ is moving to a new location on Tomichi, more art installations are popping up, and new developments including Gunnison Rising and Lazy K are coming available for purchase soon.

Average sales prices in Gunnison are still maintaining value compared to 2021 which was a record-breaking year. The total residential sales volume in the greater Gunnison area to date is keeping pace with 2019 and 2020 sales. Ultimately, fewer properties have sold for higher prices compared to years prior, as the average home price in Gunnison has surpassed $500,000 for the first time.

Gunnison area land and commercial sales continue to experience fewer days on the market than previous years as buyers continue searching for investment opportunities in the area. Bluebird has been involved in the conceptual planning phases with Gunnison Rising, a mixed use, walkable live/work community. This development will bring an influx of new commercial businesses to the area along with residential parcels, creating attainable inventory for home buyers down the road. Larger commercial tracts and development opportunities are becoming available and infrastructure installment is scheduled to be completed by Spring of 2023.

The Grand Opening of our Main Street building is on track for Spring of 2023 with a new front façade, floor leveling, and structural support all going in before winter. The first quarter of the new year will be spent finishing out the space with a bright, modern and welcoming atmosphere in the heart of downtown.
