2022 has been a year for recovery, adjustment, and a return to more normal times. Even though we will always appreciate the booming sales of the last couple of years, the needed respite has been welcome.
The fourth quarter brought a differentiating pause. A stock market correction, election year, interest rate increase and a war overseas caused many homebuyers to slow down over the holidays to reassess plans for the new year.
The great news for real estate is that our agents have many eager clients who are ready to buy once more homes become available. We began to see more offerings last summer, but much of it was quickly absorbed. We anticipate more inventory to build this spring, which will satisfy some persisting pent-up demand and generate strong sales.
As the market corrects, the typical disparity between seller and purchaser expectations has subsided. With price changes and deeper negotiations, successful transactions are ensuing as prices relax.
Overall, sales are off valley wide by about a third over 2021. Average sales prices have actually increased quite a bit due to strong demand for our resort destination and a lack of strong inventory. The average home price in the Town of Crested Butte surpassed $3 million for the first time ever. The average condominium on the mountain is now selling for more then $630,000.
Several sectors including land sales have adjusted to pre-pandemic levels, although the average price for vacant land has more than doubled since then to nearly $900,000.
Bluebird has led the market at all ends of the valley, recording the highest number of sales of any brokerage in the valley. The firm also posted and commanded the highest sales prices of record in Crested Butte, Mt. Crested Butte, and Rural Crested Butte in 2022.

At its core, Bluebird Real Estate values community, service and teamwork. We are here to respectfully serve, support and hold true these values to our team and clients. The Bluebird Charitable Fund is a prime example of our values at work. Each year, Bluebird maintains a charitable fund with proceeds from every closing commission the firm makes. The fund is comprised of contributions from all our associates as well as the company. It grows throughout the year and is given directly to organizations in our local community at the end of each year. In 2022, Bluebird was able to raise over $10,000 for local causes.
Bluebird agents nominate local organizations for these grant funds, and the Charitable Contributions Committee meets to review the nominations. The 2022 Bluebird Charitable Contributions Committee consisted of Maggie Dethloff, Jana Barrett, Allison Lee, Joel Vosburg, Patti Miller and Mary Hakala. This year’s committee felt it was most important to focus donations to organizations that support the basic needs of those struggling in our community. The majority of this year’s donations going to local humanitarian efforts. After all, it is the people that make this community so special.
The 2022 Charitable Fund recipients are as follows:
Living Journeys: a cancer support group that provides counseling, financial support and transportation to locally affected families.
CB State of Mind: a local network for suicide prevention support and communications.
Project Hope: a local organization that provides support and prevention for violence.
Gunnison Country Food Pantry: serves those in need by providing food assistance in a kind, confidential and supportive environment.
Hispanic Affairs Project: inspires immigrant communities to thrive in western Colorado through leadership development, advocacy and direct assistance.
Gunnison Valley Mentors: promotes the healthy growth of young people through one-to-one mentoring relationships and enrichment opportunities.
CBCS PTA: for School Support programs at Crested Butte Community School.
PAWS: a local animal shelter and adoption organization.

Summer in Gunnison is always an exciting time with weekly concerts at the I Bar Ranch, Cattlemen’s Days Rodeo festivities and abundant outdoor recreation. Many homeowners are already getting ready for winter and finishing home projects before the snow starts to fly in the fall. Municipal developments are in high gear, with a beautiful new mural at IOOF park nearing completion on Main St, design work underway on the Whitewater Park improvements and a new traffic safety plan recently receiving City funding.

The Crested Butte area and Bluebird experienced another record year for real estate sales! Like most areas around the country, people are buying properties at amazing paces for peak prices. The reaction from the pandemic has produced a feeding frenzy from pent up demand and lifestyle shifts.
Bluebird Real Estate had an exciting year in Gunnison with record high sales, as well as the purchase of our new Main Street location and the addition of several top agents and new staff to our team!
The Gunnison market continued its growth from 2020 with a 26% increase in sales price in 2021 compared to the prior year, with an average sales price of over $493,000 for single family homes in the City of Gunnison for the first time. In addition to record-breaking single family home sales, Gunnison condo/townhome sales doubled in 2021, and Gunnison area land prices are up over 80% compared to last year with an average sales price of $280,000.
Summer in Crested Butte
The saying “winter brings you here but the summers keep you here” couldn’t be truer! After the snow melts this funky little ski town transforms into one of the most breathtaking places on earth.
Known as the Wildflower Capital of Colorado, summer brings with it an explosion of color as the flowers bloom all over the valley and the mountainsides turn a vibrant shade of green thanks to the groves of aspen.
Winter in Crested Butte
Many people come to Crested Butte during the winter months to ski at Crested Butte Mountain Resort. From late November to early April the world-famous resort is open to people of all skiing levels.
Mt. Crested Butte is also home to the Adaptive Sports Center, which is known near and far as one of the best adaptive programs, where clients are treated to a variety of year-round activities including skiing. The Crested Butte Nordic Center grooms over 50km of cross-country/skate skiing trails and hosts the famous Alley Loop race which is a qualifier for the American Birkebeiner ski race.
History of Crested Butte
Crested Butte is rich in history!
The town was officially incorporated July 3, 1880 with a population of 400 people plus 1,000 miners living in the surrounding mountains. Howard F. Smith was the founding father of Crested Butte. Smith was brought to the area for coal and hard rock mining and would eventually become our first mayor.

Crested Butte, also known as Colorado’s Last Great Ski Town, lives up to its name. Crested Butte is located off the beaten path so getting here isn’t by luck but rather by choice. Endless miles of mountain scenery seen right from town make this mountain gem worth the visit! Sitting at an elevation of 8,900 feet and with a population estimated at 1,700 year-round residents, there are no stop lights or fast-food chains so keeping the charm of our rich history comes easy.
Mt. Crested Butte
Mt. Crested Butte is located 3 miles up the road from Crested Butte. Known for its downhill skiing and snowboarding during the winter months and its epic bike park during the summer months, Crested Butte Mountain Resort is a playground for all to enjoy. The resort itself offers restaurants, shops, hotels, a climbing wall, zip lining, bungee trampoline and summer archery course to name a few.
Rural Crested Butte
There is much to discover outside the towns of Crested Butte and Mt. Crested Butte. Rural Crested Butte offers a variety of areas and neighborhoods to explore. A few miles north of Mt. Crested Butte lies the ghost town of Gothic, Colorado. In the early 1900’s a Western State Professor visited Gothic and acknowledged that the area had a very diverse ecosystem. In 1928, Rocky Mountain Biological Laboratory (RMBL) was born and is now home to one of the largest annual migrations of field biologists.
